We are in the initial fundraising stages with the primary goal of raising the capital to build an Assisted Living Facility in the community of Houston, Texas.  Public and private planners may use this to summary to decide how best to meet the community’s overall needs. Our research indicates that this investment opportunity will meet the need for a long-term care facility in the community of Houston, Texas, and the surrounding area.  Our comprehensive analysis of the local market indicates the need for various types of long-term residential care facilities, including a solid demand for assisted living and memory care units. 

The project’s pre-development cost, including surveys, engineering, architectural design fees, permitting, and initial site preparation, are $350,000. The development cost for this assisted living facility project in Harris County, Texas, $500,000 payoff project.  Our responsibilities to the project include providing staging, logistics, consultation services, crafting proposals with cost-effective estimates, contract negotiations, strategic planning, and project execution. Based on the opportunities created by the unmet demand for assisted living and memory care facilities in the growing city of Houston, our Facility will be in an excellent position to commence services immediately upon completion of the project.

By pricing our services competitively within the existing market, the Facility can effectively penetrate the market.  Examples of services to be offered include but are not limited to: round the clock access to care by licensed medical professionals, on-site physical therapy, centralized dining, and flexible transportation services allowing for off-site outings. In conceptualizing the Facility, two crucial factors for prospective residents will be emphasized: privacy and quality of services.  Thus, the Assisted Living Facility has been designed to offer up to 15 Units, including private studios and shared apartments.  Likewise, the pro forma budget allows the Assisted Living Facility to pay competitive wages to key management and staff, enhancing operations quality.0

 

Facility Services Offered

  •  A registered nurse and/or other medically trained staff will be on-site 24 hours a day in case of emergency, provide medication management, and supervise daily living activities.  Nursing staff will “make rounds” and be aware of the resident’s general whereabouts. The number of personnel will be proportional to the occupancy level of the Facility. Staff will include a nurse-administrator, certified nurse assistants, personal care attendants, a health/wellness director, an activity director, a dietitian/food service manager, cooks, and maintenance personnel.
  •  Assistance (as needed) with the resident’s activities of daily living, such as bathing, dressing, taking medications, and eating.
  •  The assisted living facility will also incorporate a health and exercise program (in cooperation with the physical therapy center located next door to the site).
  •  Three meals a day in a central dining area.  Most residential units at the assisted living facility will not have full-size kitchens but may contain a kitchenette equipped with a dormitory-size refrigerator and/or microwave oven.
  •  Transportation to local medical facilities and businesses, including the local hospital or day cent.  Additionally, the assisted living facility will provide transportation to more extensive facilities as needed by residents. This flexible transportation service allows the assisted living facility to assist with personal services, with minimal decline in the resident’s independence.
  •  Full compliance with all Texas licensure and federal certification requirements and all other applicable local, state, and federal laws.
  •  The assisted living facility will include activities and other components necessary to enrich resident’s quality of life.

Our responsibilities to the project include providing consulting, presenting proposals with cost-effective estimates, negotiating the terms of the contracts, providing strategic planning of the project followed by the execution and completion, and staging and logistics.
